| Notice of Election And Demand |
Prior to initiating a foreclosure the lender must file a Notice of Election and Demand with the Public Trustee in the county in which the property is located. This notifies the public of the foreclosure proceedings where property is being repossessed by the lender, usually for non-payment or non-performance of the conditions of the note and Deed of Trust. |

| Quit Claim Deed |
A deed that conveys only that right, title, or interest that the grantor has, or may have, and that does not warrant that the grantor actually has any particular title or interest in the property. | Release of Deed of Trust |
A written request by the mortgage company or lender, their agent or attorney or a title insurance company to the Public Trustee. The purpose of the release is to remove all or a portion of the property from the lien created by a Deed of Trust. |
